As a former tenant of over 5 years, we are able to share our honest feedback regarding the building, it's condition, maintenance and more as well as our experience regarding the landlords and other information and insights that may help you understand what it would be like to lease space in this building, how you will be treated as a tenant and what you may encounter at the end of your lease in regards to your security deposit and more.
11/1/25 - We had ended our lease on 8/31/25 and the landlords have refused to provide back our security deposit, claiming documented damage, pre-existing before the start date of our lease, was the result of our tenancy.
Preexisting damage including unpainted spackle on the walls, stained carpets and more, which have time and location stamped photos showing as preexisting prior to the start of the lease.
The Landlord's are also claiming that unoccupied space that they allowed us to use to store our items at no charge, as a result of the continual leaks of biohazard material from the common area bathrooms above (yes, we are talking about 💩POOP💩 and other bodily waste) and have assigned a value (with no agreement) to it that is greater than the amount of the security deposit and are using that as a means to dispute the return of the security deposit.
Throughout the tenancy, there have been several instances of plumbing failures, most specifically and commonly due to the common area bathrooms. On many occasions the pipes in those bathrooms had become clogged and backup up causing fecal matter, urine and other bathroom waste water to DRIP THROUGH THE FLOOR into the occupied office space causing damage to office equipment, inventory, personal items, loss off business and turmoil to the personnel.
The Landlords wanted to put up signs in the common area bathrooms telling people NOT TO FLUSH their toilet paper down the toilets and instead to put them in a wastebin next to the toilet. 🤦♂️
Should a resolution not be reached shortly, all legal remedies will be pursued.
It is our honest and truthful opinion that anyone who is considering becoming a tenant in 200 Wanaque Ave Pompton Lakes, NJ 07442 (The Pompton Plaza Building - a.k.a. POOP-TON PLAZA ) take into serious account the aforementioned facts regarding the building condition and landlords' actions.

The last major redevelopment proposal under consideration is the Pompton Plaza project. Initially pitched as a $120-million mixed-use complex with 380 apartments, the proposal was downsized earlier this year after facing criticism from local officials for its size.
More recent talks have revolved around 210 apartments set above 50,000 square feet of commercial space in a street-level plaza. The revisions reduce the height of the building by about 30 feet from a proposed 200 feet, according to Vasken Setrakian, the property owner. They also trimmed the overall bulk of the main residential structure, which would be set back about 170 feet from the curb to limit its visual impact in the downtown area, Setrakian said.
Pompton Plaza has thus far been discussed primarily in town hall by the borough's Redevelopment Agency, an advisory board tasked with making recommendations to the town council and land use boards on projects in the town's redevelopment zones. Rare in small New Jersey towns, such a board may no longer be needed in Pompton Lakes, according to Councilwoman Jennifer Polidori, who has called for a review of the agency's purpose going forward. Given the constraints on future projects created by the wastewater system's capacity, formal redevelopment reviews may be better left to the council and Planning Board, she said.
